Our Property Inspection Services are performed under the authorized scope of a Florida Certified Building Contractor license, in accordance with applicable Florida Statutes and licensing limitations. We provide visual, construction-based property condition observations to help buyers, sellers, homeowners, investors, and insurance-related clients better understand visible building conditions at the time of inspection. Our services may include general property condition reviews, 4-point inspection coordination, wind mitigation inspection coordination, roof condition observations, visible construction-related concerns, property documentation, and follow-up coordination when additional review is needed. We are not representing ourselves as a licensed architectural firm, engineering firm, or separately licensed home inspection company unless such services are performed by the appropriate licensed professional. Our inspections are visual and limited to readily accessible areas and do not include destructive testing, hidden-condition verification, engineering analysis, architectural evaluation, environmental testing, legal opinions, or code compliance certification unless separately provided by the proper licensed professional. When structural, MEP, roofing, mold, environmental, legal, or specialized technical concerns are identified, those items must be reviewed by the appropriate licensed professional or specialist. Our role is to provide practical construction-based observations, clear documentation, and professional support so clients can make better-informed decisions about the property.
